 Settlement Responsibilities for the Buyer
As the buyer, you are responsible for the following 2 weeks before settlement date:
Check with your Moving Company – CONFIRM DATES!
Have a Fire Insurance Policy Drawn
The policy must be written for at least the amount of the mortgage and must accurately name the lending institution as first mortgager. This policy or temporary binder must be brought to the closing. The attorney for the bank will advise you on this. Some lenders require that the policy be paid in full for a year and require a receipt to that effect at the closing. Any insurance company can do this (Boynton Insurance Co., Needham 781-449-6789 is one we recommend)
Notify the Appropriate Utility Companies from the following list to transfer service into your name as of the settlement date.
Water

Oil Company
Notify the oil company of your choice if you will need a delivery in the near future. Get oil tank reading and price per gallon to be paid to seller at closing.
