Settlement Responsibilities for the Seller
1. A properly executed deed, Massachusetts revenue stamps in the amount of $4.56 per thousand dollars of purchase price must be attached to all deeds, these will be obtained by the attorney and the cost deducted from your proceeds at closing.
2. There are certain other recording, brokerage and legal fees, incurred by the Seller, which will be explained by your attorney and adjusted at the time of closing.
3. Massachusetts law requires the Seller to deliver the Buyer a smoke detector certificate, which must be obtained from the Fire Department. There is often a small charge for this certificate.
4. Your most recent Tax Bill
5. Arrangements for a final reading, water and sewer meter must be made with the Department of Public Works. Forwarding address for billing should be given to the DPW before closing.
6. Your Realtor and Attorney should also have your new address and phone numbers so they can contact you if the need arises.
7. Call Utility Companies for final readings – Electric, Gas, etc.
8. Check with the Buyer as to oil reading or top off the tank. Then, call the Oil Company.
9. The accompanying check list will remind you of other easily forgotten details concerned with your move. Your realtor will help you with many of these details including, final utility bills and smoke detector certificates.
10. There will be a “walkthrough” scheduled for either the day of the closing or one day prior.
11. Book your mover ASAP. The property must be vacant, empty and broom clean either at the walkthrough or prior to the closing.
